The Situation
Water is showing up somewhere it shouldn't.
From what we've seen so far, the original deck waterproofing system on the second floor is allowing water to migrate down into the indoor pool ceiling below. That tells us something is failing — but it doesn't tell us what, where, or how big. Until we know that, any quote for the fix is a guess. This engagement removes the guess.
Why a paid diagnostic protects you
A contractor who quotes a full remediation before opening anything up is either guessing low (and will charge you change orders) or guessing high (and you overpay for repairs you didn't need).
The $2,000 diagnostic buys you two things: a defensible answer on what's actually wrong, and a defensible price for the fix. If the cause is localized, you might be looking at a few thousand. If it's a system failure, that's a conversation with your insurance carrier and/or the original installer — and we'll give you the documentation you need to have it.

We open up only what we need to open up — up to two probe locations agreed in writing before we cut. No tearing the deck apart hoping to find something. The goal is the smallest possible window into the failure.
Documented, not verbal.
Photo documentation at every probe. A written report you can hand to your insurance carrier, your attorney, or the original installer. No "trust me" — proof.
Honest about what we find.
If the fix is straightforward, we'll say so. If it's outside our wheelhouse and needs a waterproofing specialist or structural engineer, we'll say that too — and refer you. Our reputation is worth more than one job.
Skin in the game.
The $2,000 is fully credited toward any remediation work we perform within 90 days. We are aligned with you on the outcome — not on extracting a diagnostic fee.

The fee is intentionally framed as a risk-mitigation investment, not a service charge. It exists so you can make an informed remediation decision — whether that decision involves VASCO, your insurance carrier, or the original installer of the failed system.

Intent of this engagement
This Scope of Work governs a limited, diagnostic-only engagement between Vasco Design LLC ("VASCO") and Allied Solutions Group LLC / the Owner of the subject residence (the "Owner"). The purpose is to perform a targeted, non-destructive (to the extent practicable) investigation at the second-floor deck and accessible adjacent areas to identify the most probable source(s) of water intrusion observed at the indoor pool ceiling below. This engagement is not a remediation contract. No representations are made as to the ultimate cost, scope, or method of any subsequent repair, which will be quoted separately based on the findings of this diagnostic.
What's included in the $2,000
- On-site evaluation by a VASCO licensed-contractor representative
- Up to two (2) exploratory probe/inspection openings at locations mutually agreed in writing prior to commencement
- Photographic documentation before, during, and after each probe
- Visual inspection of accessible adjacent surfaces, including: deck surface, parapet/column-to-wall transitions, railing-to-deck interfaces, and indoor pool ceiling access opening
- A written diagnostic report containing: site observations, probe findings with photos, probable cause assessment, severity classification (localized vs. systemic), recommended remediation path, and a preliminary cost band for that path
- Temporary weather-tight sealing of probe openings sufficient to prevent additional intrusion in normal weather conditions for a period of thirty (30) days
- One follow-up review call with Owner to discuss findings
Disclosed collateral effects of the diagnostic process
Owner acknowledges that diagnostic work, by its nature, requires creating limited openings in finished surfaces. The following effects are reasonably expected and are not considered damage caused by VASCO:
- Creation of openings in waterproof deck membrane, concrete topping, drywall, stucco, insulation, sheathing, or framing as required to access suspected failure points
- Removal of insulation, finishes, or membrane sections in the immediate probe zone — these are returned only to a weather-tight (not finished or cosmetic) condition under this engagement
- Exposure of pre-existing conditions — including but not limited to water staining, framing damage, microbial growth, corrosion, or installation defects — that pre-date VASCO's engagement
- Minor cosmetic disruption to the deck surface, pool ceiling area, and immediately surrounding finishes
- Localized dust, debris, or minor vibration during probe work
Explicitly excluded from this engagement
The following are not included in the $2,000 diagnostic fee and are not part of VASCO's obligations under this engagement:
- Any remediation, repair, replacement, or waterproofing reinstallation work
- Cosmetic restoration, paint matching, texture matching, or finish-grade repair of probe openings beyond temporary weather-tight sealing
- Mold testing, mold remediation, mold abatement, air-quality testing, or microbial sampling — VASCO is not a licensed mold remediator
- Asbestos testing, lead-based-paint testing, abatement of any hazardous material, or related disposal
- Identification, sampling, or remediation of microbial, fungal, or biological contamination
- Structural engineering analysis, stamp, or certification — if structural review is required, VASCO will refer Owner to a licensed Utah PE
- Investigation of unrelated building systems (electrical, mechanical, HVAC, plumbing, low-voltage) except where directly connected to the identified water path
- Permit filing for diagnostic openings (typically not required for the scope above; VASCO will advise if permitting becomes necessary)
- Investigation beyond the two pre-agreed probe locations without a written change order signed by Owner
- Demolition, relocation, or protection of furnishings, equipment, fixtures, landscaping, or pool equipment outside the immediate probe zone
- Disposal of removed materials beyond standard jobsite cleanup
- Insurance-claim preparation or submission, expert-witness testimony, deposition, or litigation support
- Any work that would require VASCO to act as engineer-of-record, design professional, or warranty inspector for prior work performed by others
- Warranty of the original waterproofing system or any prior installer's workmanship
Liability, disclaimers & limitations
Diagnostic Nature of Findings. VASCO's findings are based on visual inspection and the two agreed-upon probe locations. Conditions outside the probe zones may exist that are not identified by this diagnostic. The report is not a comprehensive forensic inspection of the entire structure.
No Liability for Latent or Undiscovered Conditions. VASCO is not liable for the discovery, identification, non-identification, or characterization of mold, corrosion, structural deficiency, vapor intrusion, or any latent defect that is not directly observable at the agreed probe locations. The scope of this engagement does not include disassembly of the structure to locate all possible defects.
Pre-Existing Conditions. VASCO is not liable for any condition, deficiency, or contamination that pre-existed VASCO's site visit. The Owner is encouraged to consult their insurance carrier and/or the original installing contractor regarding warranty or coverage of the original waterproofing system.
Intended Use of the Report. The diagnostic report is intended solely for Owner's internal decision-making regarding next steps. It is not a forensic engineering report and is not to be relied upon as a substitute for the opinion of a licensed engineer, certified industrial hygienist, or licensed building inspector if the Owner, Owner's insurer, or any third party deems such services necessary. VASCO disclaims any reliance on the report by third parties.
VASCO's Right to Decline Remediation. If, in VASCO's professional judgment, the recommended remediation falls outside VASCO's specialty, requires trades VASCO does not self-perform to its standard, or otherwise cannot be performed to VASCO's quality standards, VASCO reserves the right to decline the remediation contract and will provide referrals to qualified specialty contractors at no additional charge.
Weather & Site Conditions. Diagnostic work will be performed only in reasonable weather windows. VASCO is not liable for additional water intrusion that occurs as a result of weather events between probe creation and temporary seal application.
Limitation of Liability. VASCO's total cumulative liability arising out of or related to this engagement shall not exceed the diagnostic fee paid by Owner ($2,000). Owner waives any claim for consequential, incidental, indirect, or punitive damages.
Indemnification. Owner shall indemnify and hold VASCO harmless from any claim, loss, or expense arising from (a) pre-existing conditions of the property, (b) acts or omissions of any prior contractor or installer, (c) Owner's election not to remediate identified conditions, or (d) third-party reliance on the diagnostic report.
Insurance. VASCO carries general liability coverage of not less than $2,000,000 and workers compensation as required by Utah law. Certificate of Insurance available upon request prior to commencement.
Payment, timing & acceptance terms
- Fee. $2,000 flat — covers all elements listed under "What's included."
- Payment schedule. $1,000 at acceptance / scheduling. $1,000 upon delivery of the written diagnostic report.
- Credit-back. 100% of the $2,000 is credited toward any VASCO-performed remediation work contracted within 90 days of report delivery. Credit is non-transferable, non-refundable, and does not apply to work performed by other contractors.
- Site visit. Within 5 business days of acceptance, subject to mutual scheduling.
- Report delivery. Within 5 business days of the site visit.
- Probe-seal duration. Temporary seals are warranted against normal-weather intrusion for 30 days post-report. After 30 days, the Owner assumes responsibility for sealed condition if no remediation contract has been executed.
- Owner access & utilities. Owner provides safe access to the deck, pool ceiling area, and adjacent zones, plus standard 120V power and water at the site.
- Acceptance. Signature on the acceptance block below, plus first-payment receipt, constitutes a binding engagement under these terms.
- Governing law. State of Utah.
